Bathroom water damage: what it costs to fix, what insurance covers, and what to do first
Water damage restoration typically costs $1,200 to $5,000, with a national average of about $3,000, and bathroom cleanup alone runs $500 to $4,500 [1]. Acting fast keeps it near the low end: the EPA says to dry wet areas within 24 to 48 hours to prevent mold [7].
First 48 hours: what to do
- Stop the water. Shut off the fixture's supply valve or the main. The EPA's first rule for mold is to fix the leak or water problem [7].
- Document before you touch anything. Georgia's insurance commissioner advises photographing or videoing the damage before temporary repairs, and keeping damaged property for the adjuster [13].
- Dry it out within 24 to 48 hours: fans, dehumidifier, pull up wet bath mats and rugs. Wet drywall can start growing mold within a day [7][9].
- Make temporary repairs only, and keep every receipt. Reasonable temporary repairs are usually covered; permanent repairs made before the insurer inspects can get a claim denied [13].
- Call your insurer as soon as possible; many policies set a deadline for reporting [13].
- Get the source found and fixed by a licensed pro before anything is closed back up.

Signs of a hidden bathroom leak
- A musty smell that won't go away, or damp or discolored spots on walls, floors or the ceiling below the bathroom [9].
- Loose or cracked tile, crumbling grout, or a floor that feels soft near the tub, shower or toilet.
- The meter test: with no water running, read your water meter, wait two hours, and read it again. If it moved, you probably have a leak [8].
- The toilet dye test: put a few drops of food coloring in the tank and wait 10 minutes without flushing. Color in the bowl means a leaking flapper [8].
- A winter water bill well above normal for your household (the EPA flags a family of four using more than 12,000 gallons a month) [8].
Does homeowners insurance cover bathroom water damage?
Often, if the damage was sudden and accidental. Standard homeowners policies typically cover water damage from plumbing leaks such as a burst pipe, but not flooding or groundwater [11].
Usually not, if it was gradual. State insurance regulators note that most policies treat slow, long-running leaks (a leaky pipe behind a wall or under the floor) as a maintenance issue, and putting off repairs can void coverage [12].
Mold is limited. Insurers generally treat mold as maintenance and cover it only when a covered event, like a burst pipe, caused it; many policies exclude or cap it [10][11][12].
Every policy is different, so read yours or ask your agent. In Georgia, if a claim is denied, ask for the denial in writing with the policy language it relies on; the Georgia Insurance Commissioner's Consumer Services Division handles complaints [13].
When it's a DIY cleanup and when to call a pro
The EPA says a mold patch under about 10 square feet is usually something you can clean yourself; above that, follow its remediation guidance or hire someone experienced. Don't paint or caulk over mold, and porous materials like drywall or carpet that stay moldy may need to be thrown out [7].
Call a licensed plumber or remodeler when the leak source is inside a wall or under the shower pan, when tile is loose or the floor is soft, or when water reached the ceiling below. Water that sits under a shower pan or subfloor is the kind that turns a $500 fix into a full bathroom remodel.
If the repair becomes a remodel
Once the floor or shower is torn out, many homeowners take the chance to update the whole room. See what a full bathroom remodel costs in Atlanta, a new tile shower, or a tub-to-shower conversion. Plumbing and structural repairs usually need a permit: see permits by city.
Common questions
How much does it cost to fix bathroom water damage?
Bathroom water damage cleanup runs $500 to $4,500, and water damage restoration overall averages about $3,000 nationally [1]. Add $500 to $750 if the bathroom subfloor has to be replaced [5], and $500 to $1,500 for bathroom mold removal [6].
How fast does mold grow after a bathroom leak?
The EPA says to dry wet materials within 24 to 48 hours to prevent mold growth [7].
Will insurance pay for a leak behind my shower?
It depends on whether the leak was sudden or gradual. Policies typically cover sudden plumbing leaks [11] but often not slow leaks treated as maintenance, such as a pipe leaking inside a wall over time [12]. Check your policy and call your insurer quickly [13].
